A fading mall gets a new lease on life.

Competition-winning design to re-purpose an existing mall into a viable 24/7 lifestyle center. Bob’s design re-locates and shrinks an underperforming anchor store to free up valuable site area and create a retail Main Street with residential above. The retail axis terminates at a newly created public plaza to create an entertainment zone adjacent to the existing cinema and add needed restaurant opportunities.

The new plaza cleverly resolves a series of grading challenges by incorporating a grand stair that links the mall with the residential. New retail was also added to further activate the exterior retail street, with a hotel entrance and a public fountain. 

New parking structures are incorporated but are primarily hidden to maintain a pedestrian scale throughout the majority of project facades.
